Commentary
This top line analysis is based on an industry representative sample of properties which legally completed over the 12 months June 2019-20. A blend of houses and apartments, these properties were constructed across 53 separate developments, geographically distributed across the UK from the north west, the midlands, home counties, and the south east. On average almost 10 problems were reported per plot over 2 years after care. In particular, when analysing the type of problem, it is apparent that over one third (35%) were snags i.e. issues that had not been addressed prior to legal completion and which were reported in the first week of occupation.

The top 5 category problems (for snags and defects) were:

  • Plumbing

  • Windows and doors

  • Painting and decorating

  • Electrical

  • External
     

So, M&E represents getting on for half of all reported defects (42.6%) while this figure drops to a quarter (25.3%) of all snags.

Am I doing better than the average developer?
For every 100 plots the average looks like this:

  • 340 snags

  • 621 defects

  • 267 M&E  issues (post completion)

  • 9.6 problems per plot
